777 Tower is First Building in Novus to Earn LEED Gold Certification

The 777 Tower, a six-story, 160,907 square-foot Class A mixed-use office building in the Novus Innovation Corridor (Novus) on the Tempe campus of Arizona State University (ASU), has been awarded LEED Gold certification by the U.S. Green Building Council (USGBC).

“A main tenet of the Novus Innovation Corridor is the project’s commitment to sustainability,” said Charlie Freericks, Senior Vice President at Catellus Development Corporation. “Novus will pursue LEED certifications for the entire community and for all individual building projects.”

The location of the 777 Tower within the Novus Innovation Corridor increased access to LEED points due to its proximity to mass transit and Tempe Town Lake. Other sustainable strategies incorporated into the building’s design and construction include:

· no use of any chloroflurocarbon (CFC) based refrigerants

· use of reclaimed water for landscaping that features native and adaptive plants

· green cleaning with non-toxic products to promote improved air quality and decreased environmental impact

· interior materials including paints, coatings, adhesives, sealants, carpeting, cabinets and furnishings with low or zero VOCs (volatile organic compounds) to improve indoor air quality

· incorporating premium materials in construction that include 28% recycled wood, concrete, steel and roofing insulation

· use of 47% locally sourced materials, including glass and metal panels

· FSIC (Fire Safety Inspection Certificate) certified doors, millwork and wood

· protective night sky lighting and

· enhanced measurement and verification systems to ensure building operations at peak performance

Built by Ryan Companies US, Inc., a premier national developer, and joint venture partner University Realty, LLC, ASU Enterprise Partners’ real estate development and investment arm, the L-shaped 777 Tower at Novus features an open floor plan with penthouse office space and more than 8,000 square feet of street-level retail space.

Located on the northwest corner of Rural Road and University Drive, the office building is within walking distance of dining options, sports venues, ASU’s Tempe campus, downtown Tempe and the University Drive/Rural Road Metro light rail station.


“This is the first of many LEED Certified buildings that will populate the Novus Innovation Corridor,” said John Creer, Vice President – University Real Estate Development for Arizona State University. “The 777 Tower at Novus has started the trend for all buildings within the Novus footprint to achieve LEED certification,” he added.

LEED (Leadership in Energy and Environmental Design) is an internationally recognized green building certification system. It provides third-party verification that a building or community was designed and built using strategies aimed at improving performance in energy savings, water efficiency, reduction of carbon dioxide emissions, improved indoor environmental quality and stewardship of resources.

The Novus Innovation Corridor is a 355-acre multi-phase mixed-use development, strategically integrated with ASU on Tempe Town Lake, spearheaded by master developer Catellus Development Corporation.

In December 2020, the 777 Tower at Novus was sold by Ryan Companies to a joint venture between Denver-based Ascentris, a national real estate private equity firm and Cypress Office Properties, a San Diego-based real estate investment and operating company.
