LGE Design Build to Construct Nearly 1 Million Square-Foot Texas Industrial Project


LGE Design Build is proud to announce that it broke ground on 820 Exchange in Haltom City, Texas, on Friday, Dec. 13. The four-building, nearly 1 million square-foot industrial park, located on Northern Cross and Anderson boulevards in Haltom City, Texas will mark the trusted Phoenix-based design builder’s entry into the Texas market.

The Friday, Dec. 13 groundbreaking event included prepared remarks from:

  • Rex Phelps, Haltom City City Manager

  • Dr. An Truong, Haltom City Mayor

  • David Sellers, LGE Design Build President and CEO

  • Augie Gomez, McRae Group of Companies Principal and CEO.

820 Exchange is being developed by Creation, also based in Phoenix. LGE was selected for this project based on its depth of knowledge in the industrial/distribution space.

“We strive to be on the cutting edge of technology, project delivery and design,” Sellers said. “820 Exchange is a great example of the projects that LGE can execute, no matter the specific submarket.”

The project is being built as a single phase. 820 Exchange features four buildings that can accommodate cross dock and rear load tenants.

Working with Haltom City development and engineering departments made the 820 Exchange vision a quickly realized reality for LGE, and set the bar high for a masterplan with a mixture of uses that will most benefit the city. The city was eager to commit to architecture uncommon to the industrial market.

“Starting with our first meetings at Haltom City, we knew this team of city professionals were here to help us process this project as fast as possible,” Sellers said. “The entire design and city approval process was accomplished in less than seven months. That’s a huge win for the development team, LGE and the city.”

The team for 820 Exchange includes developer Creation, general contractor LGE Design Build, architect LGE Design Group including its principal and concept designer, Ben McRae, construction project manager Luke Key, civil engineer Claymore Engineering, Inc., structural engineer PK Associations LLC, MPE engineer Sutton Eldridge, and brokerage firm Stream Realty LLC.

820 Exchange joins LGE Design Build’s ever-growing portfolio of industrial projects, including the nearly 800,000 square-foot The HUB in Goodyear, expected to complete construction in January 2020, the 400,000 square-foot Northern 101 Commerce Center in Glendale, and the 700,000 square-foot Banning 47, located in California’s Inland Empire.
