Martens Development, a Scottsdale-based development firm that is active throughout the Phoenix market, broke ground on its latest Class A industrial development in Mesa, Brickyards on Ellsworth. Their construction lender for the project is Principal Asset Management. Leading the construction team is general contractor FCL Builders; set to deliver an 8 building, 909,553 SF project with move-in ready spaces for tenants in the Southeast Valley, one of the most active industrial submarkets in the country.

As the area continues to grow and attract new businesses, this development is perfectly positioned to meet the rising demand."
“We’ve been developing in Mesa for eight years, so it’s been a tremendous run and we couldn’t have had the success we’ve had without the support of Mayor Giles, the Mesa City Council and all of the staff,” said Martens Development Principal David Martens. “A lot of businesses are coming from California, Oregon, Washington, Utah; they’re coming to Arizona and Mesa in particular because we have such a friendly business environment.”
Brickyards on Ellsworth will feature modern design from Ware Malcomb, with building sizes ranging from 250,000 SF down to 35,000 SF. The building team also includes Hunter Engineering, TLCP structural engineers and MEP engineer Peterson Associates. The CBRE team of Jackie Orcutt, Kevin Cosca, Pete Wentis, Jonathan Teeter and Alex Wentis are leading the leasing on the development, that is scheduled to be delivered by Q2 of 2025.
“It has been an amazing experience to see the vision for this part of Mesa become a reality,” Giles added. “There is an emphasis for this region on employment and high quality projects like Martens and FCL are doing here at Brickyards really strikes the right chord for where we’re at as a community.”
“In this Mesa Gateway Airport area, it’s unbelievable how fast it has been growing over the past few years,” said Somers, whose District 6 includes the airport market. “But the footprints have been very, very large buildings, a million square feet, 250,000 square feet. What’s been missing is that little piece of the market for that homegrown business that is now ready to expand into a new space and have office space and manufacturing space on the same footprint. With Brickyards, we’re getting that, which is exactly what we need.”
Brickyards on Ellsworth is located in the Pecos Advanced Manufacturing Zone and near the SRP 69kV transmission line, ensuring that potential tenants will have ample power available. The 60 acre development is also in a City of Mesa Foreign Trade Zone, which reduces or defers tariffs and duties on products produced in the FTZ and can reduce property taxes for qualified users.
The Brickyards on Ellsworth development follows another multi-building project that Martens delivered in Mesa. The Landing was a highly-successful multi-phase, 10-building development that was completed in 2022.
Martens Development will reach over 5 million square feet of industrial product when Brickyards on Ellsworth is completed.
