VanTrust Breaks ground on first two buildings at Largest Industrial Development in Southern Nevada

VanTrust Real Estate, LLC (VanTrust) broke ground on the first two buildings at its latest industrial development, Vantage North, after having begun mass grading earlier this year. The project will be home to upwards of 4.5 million square feet of state-of-the-art logistics and distribution facilities across 350 acres at full buildout. Located in a rapidly growing submarket of North Las Vegas, Vantage North has a half-mile of freeway visibility along the I-15 and is accessible via the Speedway interchange.

Infrastructure and site work commenced in January at Vantage North, and now the first two industrial buildings are underway.

“We are thrilled to continue our momentum in Southern Nevada and break ground on the first two buildings at this large-scale development,” said Keith Earnest, Executive Vice President for VanTrust. “We wouldn’t be able to celebrate this tremendous milestone without our partners and support from the Mayor, City Council, and City Staff.”

VanTrust has already pre-leased one of the buildings to Saddle Creek Logistics (SC Logistics), which will occupy 580,000 square feet in the fourth quarter of 2023.

On hand to commemorate the groundbreaking for Vantage North were, from left: Guy Martin of Martin-Harris, Keith Earnest of VanTrust Real Estate, Mayor Pro Tem Pamela Goynes-Brown, Mayor John Lee, Councilman Scott Black, City Manager Ryann Juden, and Director of Government Affairs and Economic Development Jared Luke.

“We’re excited to have SC Logistics as our first tenant at Vantage North. They are one of the premier third-party logistics companies, and we look forward to delivering a best-in-class distribution facility for them,” said Earnest.

“Saddle Creek’s primary focus has always been to identify locations that best serve our clients. This location puts us in the best strategic position in both transit times and available resources in the region to accomplish that goal,” said Robert Pericht, Senior Vice President, Customer Solutions and Operational Development at SC Logistics.

North Las Vegas Mayor John Lee, along with VanTrust’s Executive Vice President, Keith Earnest, and Guy Martin, President at Martin-Harris Construction, spoke at the groundbreaking on November 2.

“VanTrust has moved at a tremendous pace since acquiring this site. This groundbreaking is another huge win for the City of North Las Vegas as we lead the way in diversifying the economy of Southern Nevada,” North Las Vegas Mayor John Lee said. “As we expand our water line into Apex Industrial Park, development is following, bringing good-paying jobs for residents and opportunities for companies looking to expand their operations or relocate to a more affordable and business-friendly environment. VanTrust saw this Council’s strategic vision and was one of our earliest development partners, and this milestone is a further testament to their commitment to the City of North Las Vegas as they expand their footprint yet again.”

The first two buildings total over 1 million square feet and are scheduled to be completed in November 2023. The team of Kevin Higgins and Jake Higgins of CBRE are marketing the development.

“With vacancy rates at record lows, timing is ideal for new development in this highly sought-after location,” said Kevin Higgins, Executive Vice President for CBRE’s Advisory & Transaction Services. “VanTrust’s flexibility to develop speculative buildings, as well as built-to-suit options to meet the unique needs of tenants, sets them apart in the market.”

VanTrust’s work in North Las Vegas also includes Northgate Distribution Center, which was named Industrial Park of the Year at the 2022 NAIOP of Southern Nevada Spotlight Awards. Northgate is an eight-building, 3.5 million square foot industrial park. VanTrust also delivered Tropical Distribution Center, a 1.8 million square foot industrial park in North Las Vegas with national tenants, including Sephora and Novva Data Centers.
